Right Tenant Vs. Fast Tenant

We strive to get your investment rented quickly, but feel it is important to get the RIGHT tenant versus the FAST tenant! Spending time up front creates a good experience all around, versus one that is stressful and frustrating. In our experience, desperation usually leads to bad decisions. We work hard to maintain a consistent standard to ensure the best possible tenant.

Oftentimes people think they just need to do a quick credit check and verify employment but there’s more to it than that. Our high quality tenant screening process digs deeper. We gather extensive information on the following:

Cal West will obtain a credit report for each applicant. Our credit reports do not simply provide credit scores because that does not tell the full story. Our report reveals the full story of the applicant noting balances of each credit account along with the history of payment. It provides basic information about whether our applicant has ever been a plaintiff or a defendant in a public case such as an eviction or bankruptcy. It is also important to note that reports supplied by applicants WILL NOT be accepted.

The following will cause an application to be denied and we allow 24 hours to address disputed items on the credit report.


  • Any collections with an outstanding balance that has not been paid in full and proof provided
  • Unsatisfied judgments or liens
  • Unlawful detainers within the last 5 years.
  • Non discharged bankruptcies or bankruptcies less than 5 years old.
  • Having more than 2 - 60 days late on any account opened or closed within the last 3 years.
  • If applicant has late payments that are isolated to a mortgage and all other credit is satisfactory, then owner approval will be requested.

Income Criteria


  • Applicant’s gross monthly income must be three times the amount of monthly rent.
  • Income will be verified from copies of the prior months pay stubs provided with the application (offer letters are acceptable).
  • Self-employed applicants must provide the most recent 2 years of tax returns, plus financial statements for the last quarter.
  • Proof of earnings from social security, child support, alimony and /or spousal support must be documented.
  • Unverifiable income will NOT be considered.
  • Overtime earnings will not be considered unless proven earnings over a 2 year period is provided and is expected to continue.

Landlord Verification


  • Applicants must provide landlord references covering 5 years of tenancy when applicable, complete with contact phone number, email, previous, and current resident addresses.
  • Applicant's references will be confirmed. If negative or questionable information is reported by the current or previous landlord, the applicant may be declined. The property manager may contact you to gather additional information depending on the results of these references.

Our screening process is not just based on a credit score only - we take a comprehensive look at the overall applicant. This process has proven to be extremely successful.
